Should You Work With a Buyer’s Agent?
Well, real estate is quite confusing. If you are new to buying a house all the terms and different forms of agents can come as a surprise and can be intimidating at times. One of the questions we often hear from home buyers is whether or not they should work with a buyer’s agent? Short answer to this question is – Yes you should. There is no reason not to work with a buyer’s agent cause basically they work for YOU, the buyer. Let’s explore a few reasons and see why you should work with a buyer’s agent while purchasing a home or a property.
- Remember a “buyer’s agent” is on your side and is working for you. A truthful agent should disclose any information about the porperty (good or bad) that you are looking to buy.
- One of the thing that you need to note when working with a buyer’s agent is that you will be fully responsible for the commission if and when you make the purchase. Although this may cost a bit, it certainly is a good idea to hire an agent that is working for you and not the seller.
- However, in many cases the buyer’s agent fees are covered by the seller. As weird as this may sound it’s true. In most cases once the house is sold a deal can be worked out with the seller so you don’t have to the agent. Although not guaranteed it is practiced quite often and shouldn’t be aproblem.
- Think of it this way – you have someone working on your behalf and you won’t have to pay a dime to them (in most cases, not all). That surely is a win win situation and even if you do have to pay benefits outweigh the pitfalls.
- Not to mention, it is a known fact that many times when a home buyer works with a buyer’s agent, they end up saving a chunk. Agents are good at negotiating prices and if your agent is truly an honest one, he will reduce the sale price of the property for you.
So now once again the question arises – should you work with a buyer’s agent? The answer is- absolutely! Many buyers don’t use buyer’s agent and this is quite unfortunate. If you are planning on buying a home or a property anytime soon, we strongly suggest you use a buyer’s agent.
